225 Newhall Place, SW, Leesburg VA (Ashton Downs)

I have a great new listing in the neighborhood of Ashton Downs, in the Southwest part of Leesburg.  From here, you can walk to all the festivals in Downtown Leesburg, and kids are walking distance to the elementary and high schools.  Since you're inside town, you benefit from all the Town of Leesburg ammenities, parks and services... including having FoxRidge Park right just on the other side of Catoctin Circle.

OPEN SUNDAY, JUNE 5, 2010
1pm-3pm

This home is located on one of the many cul-de-sac streets in this friendly neighborhood.  You'll often see neighbors walking their dogs, gardening and kids riding bikes and playing with friends.  No matter where you look... friendly faces everywhere.

This house is a 5 bedroom home.  There are 4 bedrooms upstairs, but the 4th is off from the master bedroom, so it serves as an ideal nursery or sitting room.  Bedroom five - the one likely for guests or older kids - is in the lower level.  The walk out basement basement is fully finished and offers a third full bath.

You enter this home through the main level two story foyer.  It's a traditional center hall colonial floorplan, with an office off to the right of the foyer.  On the left is the formal living room.  Behind that, in the back left of the house is the formal dining room which is connected to the kitchen in the center, back of the home.  The kitchen is fully equipped, offers an island and a breakfast area.  There's an adjoining sunroom with heat and air conditioning, and small sundeck.  Both lead to a lovely, flat, square, back yard - perfect for your gardening, ball playing or BBQing pleasure.  It's surrounded by a 6 foot privacy fence.... perfect to keep the kids or dogs safely contained in the back.  Also connected to the kitchen is the family room with gas fireplace.

Recent improvements to this well maintained home include a newer Washer, Dryer, and HVAC (Air Conditioner, Furnace and Air Handler replaced about 5 years ago). There's also a back up generator built into the electrical system of this house.... you'll have no blackouts here!

It's a great house... to see more information and a full photo tour, click here:

Condo Available in Fox Chapel

I am pleased to announce a great little listing that all you investors need to look at closely!

It's a two bedroom, two bath condo on the second floor in Fox Chapel in Leesburg, VA.  It's 925 square feet, and has a balcony overlooking the pool!  The address is 106 Fort Evans Road, SE, Unit D

Each home here comes with a reserved parking space and since visitor parking is right beside this building, you'll never have parking nightmares here.

What makes it a great investment property?  The numbers work here.  We're selling for $99,000; and rental comps are $1200 a month, easily.

Why is it priced so low?  It needs a little TLC and it's a short sale.

Really, I suspect it just needs carpet and paint, but even that is a "fixxer upper" for most people looking to buy a new place to call their own.  The kitchen is dated but fully functional, and all mechanicals are in great shape from what I can tell.

This home is a short sale, and has two loans with two banks.  So, I also need a patient buyer.

If I have described you and you'd like more information, give me a jingle and let's get the ball rolling.  If you, on the other hand, are looking for a condo for yourself, I am happy to talk with you about this home.  There are limitations... you'll have to know what your financing/lender requirements are.  The owner occupancy at Fox Chapel is 47% with a 15% delinquency rate.  This means the project does not qualify for many types of financing.  If you're financing plan allows you to purchase at Fox Chapel, I am happy to show you this or any other condo or home that might meet your criteria.

If you're looking for a buyer's agent who can help analyze options for your personal circumstance, hire someone who really knows the local real estate market.  Hire me!

Playhouses that ROCK!

I saw this article this morning, and all I could think was....

Dear Daddy,

When I asked for a playhouse and you gave me the shed you'd previously kept the mower in (because you bought a newer bigger one of those)... Well, perhaps I should have been more specific.

From,
Your Loving
(And Wishing I Could Keep Up w/the Jones's)

341 Lake View Way, NW Leesburg, Virginia

The road name is a little misleading, as there is no view of a lake from this home.  But, the neighborhood (Old Waterford Knoll) is still one of my favorites inside the Leesburg town limits.  It's walking distance to Morven Park, Ida Lee, Rust Library and Downtown Leesburg.

This is a large home, including the basement it has about 3500 square feet of finished living area.  It offers 4 large bedrooms and 4 and a half baths, a study and a 2 car garage. It's got a two story family room with a lovely gas fireplace as a center focal point. It backs to a rather steep hill ... a great "sleigh riding" hill we're told.... with a heavily treed area at the top.  While I am sure it's a little difficult to mow, the privacy it affords is fantastic.

Taste Test Tuesday

It's Taste Test Tuesday!

OK, I will admit that I am stealing the "game" from Zillow.com, but I liked it.  Every Tuesday I will post pictures of 2 or more homes and ask for your favorite.  I might shake it up a bit just for variety, but in this case, I have posted 2 pictures of Single Family Homes, both in Loudoun County, both currently for sale, and both priced the same.  So, which do you like?

Like "The Real Estate Whisperer" on Facebook and let us know!! Tomorrow, I will post details on the facebook page, and you'll learn the price location and other such fun facts about both homes.

If you are looking for a home like these or any other, I'd love to help!

New Condos in Loudoun

I have a buyer who has been looking at three bedroom condos in Leesburg or eastern or southern Loudoun.  I believe we've seen them all in the past two weeks.  Even I didn't realize how many new places were building condos... many of them are not even in the MLS yet.

We checked out a few resale homes, but this buyer continually gravitated toward new homes just being sold by the builder.  We checked out Stratford Club, Stone Ridge, South Riding, Morley Corner, Brambleton, Dulles Parkway, and the Villages of Goose Creek.  Many of these are very early in the building process.  Who knew there were so many?  Our area is about to explode with condos.

Most of the new ones are "2 over 2 towns w/garage"... they are condominium ownership, but they look from the outside like townhomes.  The lower two levels are one condo, the upper two levels are another.  They are very nice and no longer feel like an "apartment" that you own.  I am a little surprised that things like granite and wood floors haven't become the standard yet, but I suppose that is the counter measure for builders who are selling at lower prices than they were a few years ago.

At this time, it looks like we'll be writing a contract for one at the Villages of Goose Creek tomorrow... so stay tuned.  I will provide a post about the community, the contract, and the experience.

Red Sunday~Keller Williams Paints the Town Red

Tomorrow is "Red Sunday", a day that Keller Williams agents all over Loudoun County hold as many open houses as they can.

We have Red Sunday the second Sunday of every month, and homes are open from 1-4.  There is a great deal of online and even some print advertising for the homes.  By pooling our money, time and creative resources, agents are able to provide more promotion for the open houses than a single agent would typically have the ability to provide.  For buyers, they can make better use of their time by concentrating their house hunting on a day when there are so many open houses.

If you're thinking of selling a home in Loudoun County, be sure your home is included in our next Red Sunday.

If you're thinking of buying a home in Loudoun County, stay tuned here for a list of open houses.
