I have a buyer who has been looking at three bedroom condos in Leesburg or eastern or southern Loudoun. I believe we've seen them all in the past two weeks. Even I didn't realize how many new places were building condos... many of them are not even in the MLS yet.
We checked out a few resale homes, but this buyer continually gravitated toward new homes just being sold by the builder. We checked out Stratford Club, Stone Ridge, South Riding, Morley Corner, Brambleton, Dulles Parkway, and the Villages of Goose Creek. Many of these are very early in the building process. Who knew there were so many? Our area is about to explode with condos.
Most of the new ones are "2 over 2 towns w/garage"... they are condominium ownership, but they look from the outside like townhomes. The lower two levels are one condo, the upper two levels are another. They are very nice and no longer feel like an "apartment" that you own. I am a little surprised that things like granite and wood floors haven't become the standard yet, but I suppose that is the counter measure for builders who are selling at lower prices than they were a few years ago.
At this time, it looks like we'll be writing a contract for one at the Villages of Goose Creek tomorrow... so stay tuned. I will provide a post about the community, the contract, and the experience.
