Taste Test Tuesday

It's Taste Test Tuesday!

OK, I will admit that I am stealing the "game" from Zillow.com, but I liked it.  Every Tuesday I will post pictures of 2 or more homes and ask for your favorite.  I might shake it up a bit just for variety, but in this case, I have posted 2 pictures of Single Family Homes, both in Loudoun County, both currently for sale, and both priced the same.  So, which do you like?

New Condos in Loudoun

I have a buyer who has been looking at three bedroom condos in Leesburg or eastern or southern Loudoun.  I believe we've seen them all in the past two weeks.  Even I didn't realize how many new places were building condos... many of them are not even in the MLS yet. 

We checked out a few resale homes, but this buyer continually gravitated toward new homes just being sold by the builder.  We checked out Stratford Club, Stone Ridge, South Riding, Morley Corner, Brambleton, Dulles Parkway, and the Villages of Goose Creek.  Many of these are very early in the building process.  Who knew there were so many?  Our area is about to explode with condos.

Most of the new ones are "2 over 2 towns w/garage"... they are condominium ownership, but they look from the outside like townhomes.  The lower two levels are one condo, the upper two levels are another.  They are very nice and no longer feel like an "apartment" that you own.  I am a little surprised that things like granite and wood floors haven't become the standard yet, but I suppose that is the counter measure for builders who are selling at lower prices than they were a few years ago.

At this time, it looks like we'll be writing a contract for one at the Villages of Goose Creek tomorrow... so stay tuned.  I will provide a post about the community, the contract, and the experience.

Update 2:30 It is a beautiful day for open houses! Actually, it was a beautiful day for almost anything. I am enjoying sitting in the sun outside my open house...Meeting new people....Watching a dad teach his daughter to ride her bike...And smelling the neighbors grill....What a quaint, friendly neighborhood.  Stop by and check it out for yourself!

Red Sunday~Keller Williams Paints the Town Red

Tomorrow is "Red Sunday", a day that Keller Williams agents all over Loudoun County hold as many open houses as they can. 

We have Red Sunday the second Sunday of every month, and homes are open from 1-4.  There is a great deal of online and even some print advertising for the homes.  By pooling our money, time and creative resources, agents are able to provide more promotion for the open houses than a single agent would typically have the ability to provide.  For buyers, they can make better use of their time by concentrating their house hunting on a day when there are so many open houses.
